An investor consortium consisting of PenSam, AIP Asset Management (Korea), and Artha Kapitalforvaltning has yesterday signed binding agreements to buy Ørsted’s 84,500m2 head office from ATP Ejendomme. The transaction is expected to close in the first quarter of 2022 after approval by the Danish competition authorities.
The property currently houses 2,600 Ørsted employees and is among the largest, if not the largest, office building in Denmark. Hvidt Architects designed the property, which consists of 20 renovated buildings connected by the `Ramblaen´, a 300-meter-long covered common area. In total, the property has 56,528m2 of office space and also includes a large canteen, conference center and fitness center. Ørsted employees gain access to the car park on the other side of the motorway and faster access to Jægersborg Station through a tunnel under the motorway. Ørsted originally built the property and the last phase was completed in 2009. The property was subsequently sold in a sale leaseback to ATP in 2013.
Torsten Fels, CEO, PenSam comments :
“This investment fits perfectly with our strategy of expanding our property portfolio of high-quality properties with the right sustainability profile, which ensures a stable and attractive return for our members. Together with our partners, we have bought one of the most attractive office properties in Copenhagen with a long remaining non-cancellable period and at the same time we come to work with one of the pioneers in the green economy in energy-optimizing their property. We are also grateful that ATP gave our advisers the necessary time to put together the investor consortium that is now completing the acquisition. ”
André Scharf, CIO, ATP Properties:
“We are pleased that the Property has created a reasonable return for our members over the past 8 years. I would like to thank Ørsted and the investor consortium together with their investors for a transparent and professional process. We are convinced that the new owners are the right ones to further develop this significant asset. ”
